Put an offer in on this on my 23rd birthday (February this year). Purchased it on my own (although GF will be living with me) and got the keys on the 30th of April this year.

Its a converted flat (ground floor). Three double size bedrooms, kitchen, bathroom and separate toilet. Have my own rear garden that backs on to a shared garden and my own front door. The house was built in 1903 and converted into 7 flats in 1962. The lady who lived in my flat had owned it since they were converted. She was 90 odd, rat shit everywhere, black mould from piss stains e.t.c. but it had character and potential! Its in a nice area and I payed £121k!

Anyway fast forward to now and im nearly ready to move in. Kitchen is nearly done, as is my main bedroom and bathroom. I have built a wall in the middle of the bathroom to make two bathrooms, also fitted a 2nd toilet.

It has also been completely rewired (it was all surface mounted) by my GF's Dad and all new pipes (which were previously surface mounted), boiler and the rads, which should turn up next week.

I'll start with the bathrooms, main bedroom and kitchen first. Will do the other rooms tomorrow, although they are only back to brick atm..

The floor plan:

Bathroom...
The bathroom could be entered from either the hallway or lounge/diner. However the toilet had a door across. I decided to fill in the doorway that was in the middle of the two, and have a bathroom with a toilet, and shower room with a toilet. The concrete floor also had no DPC so was rather damp. So the first task was to dig the floor up, and the outside to expose the soil pipe and fit plastic.

A few before pics:

Started to dig the floor out...

Bathroom false ceiling ripped out which revealed and surprised me with all this natural light and space (will be replaced with PVC next year once ive saved up)!

Once I had dug the hole for the 2nd soil pipe it didnt leave much left under the wall, so knocked it down...

New plastic for 2nd toilet...

Joined and concreted back up...

Trying my £11 ebay bath...

Where the shower will go...

My old man getting ready for some concreting!

Got a cement mix off ebay for £100

3ton later...

Building the dividing wall up...

My ST220 with half a ton of tiles in the back

Tiles, toilet and sink fitted (all finished now, I need to get some more pics)

Shower room...
Not a proper wet room. This is just the other side that was the bathroom. No room for a sink so I bought a toilet with a sink built in to the top.

New window, and plastered...

Kitchen! For some reason, the kitchen had a wall in the middle of it with a door, which went through another door way into the hall.

Before pics...
Into the kitchen and the wall/door on the left

Brick cupboard that was knocked down

Another cupboard with a cold water tank in (also knocked down as I now have a combi boiler)

Corner cupboards removed:

Rat shit:

Ceiling ripped down which revealed a fire place!

Old bit of news paper!

Wall before:

Wall after:

Unstitched a layer of bricks to hide another flats power cable (safer than chasing it in)

Other cupboard removed and back to brick!:

Bit of sound/heat insulation:

Plastered and painted...

Boiler fitted and floors treated for wood worm:

Rat!!

Cutting in done:

Floor MDF'd for now:

Started fitting the kitchen:

Waste for dish washer and washing machine:

Butler sink:

Gloss cream doors on:

More fitted:

Only 2 of us but I wanted one!

Wine cooler and appliances semi fitted (all stainless expect fridge freezer which matches butler sink):

Always read the label and dont lift with the handle

Thats the kitchen for now, solid oak work tops being fitted by a mate this week hopefully then I need to save up for tiles!

Main bedroom...
This is just a back to brick strip back. I have ripped the built in wardrobe out. Also found an old bricked up window (flat above me's hallway is now along there), so took a layer of bricks out and will have it as a feature. My plaster re did the fancy bits on the corner of the bricks. I need to woodworm treat the floorboards/joists, fit the new rads when they arrive this week and hopefully move in.

Before pics...

Back to brick...

Plastered and painted...

All other rooms are back to brick. Ill update with some before and afters tomorrow. Taken me hours to upload 500odd pics and type this

Will also get some more pics of the bathroom and shower room

The whole flat has been double layed with soundboard, ontop of the existing ceilings, so sould be fairly modernish from a sound point of view now!

Ive spent about £15k now, so what I do from now on will be allot slower as I have to save, but hey ho! Hope you like

Ill be keeping an eye on this, looks like your doing a proper job on it. Was most of the plaster loose in the rooms that's why you have taken it off?

Keep up the work and keep the updates coming
