Self-Build is something id love to do in the future, do you think you can get a mortgage to buy land and/or to self-build?

From what i can work out from watching grand designs i think you can only get a motgage once you have proven the property is habitable.
So in your case, i dont think so. I think it would have to be self funded/loans/credit cards until a certain point of the project.
I dunno how right that is though

It usually works in a way that the lender gives you % of the loan as the build gets underway, usually according to inspection from building control. So do groundwork/inspection get cash, do 1st fix block work/inspection - get cash, 1st fix utilities/inspection - get cash......etc & so on to habi certificate is issued & you move in.
Not sure how funding a plot of land works though.

Found a good website that will fund the land and the build in stages.
If you can get a cheapish plot, it works out much more cost effective to build it yourself.

Houses are pennies to build, decent plots aren't cheap though.

Aye getting a cheapish plot which has or has potential to be granted outline planning permission is the difficult part.
I know a guy thats been trying to get planning for years in a field his old man owns, council keep knocking it back saying its in their interest to protect the greenbelt. Oddly enough theres a private house just a few hundred yards along the road on the other side, although in that case its considered they knew the right people at the time to get permssion. As always who you know often helps!!

so many different planning regulations
really has to be justified by buisness at present if its in the coubtry side
im just looking into new policys for my area to try and get permission and it isnot straight forward at all.
As for mortgages as colin says
will need inspections and money released from the bank
