Decided to take the plunge and buying a new, 3 bed house Right in a town centre so walking distance to shops/pubs etc and 5 mins from where I keep my horses. House I'm getting is the middle one I think:
Wont be ready until next spring unfortuately, but gives me time to save, buy furniture etc. One of these:

Jesus. Just been looking through the property paper and for the same here (Bedfordshire) you'd be paying at least £200,000 for a shit hole, £250,000 somewhere decent

See, being northern is great! It's a nice estate too. Plus getting it on the governments home buy direct scheme, so only need a morgage for £70k, and no deposit

HomeBuy Direct - 70-30% Payment scheme.
You get a 70% mortgage, the government, and the housing developers loan you the rest. After 5 years you pay back at 1.25% (think it's about that) for up to 30 yrs, or re-mortgage and get the full 100% of the house value.
Means that you can get better deals on mortgage becuase it's in theory a 70% mortgage.
But the application process is slow, we've been trying to get a response from them for weeks now and it's like pulling teeth.
They apparently recieved our application on the 3rd, they're not looking at it till Monday, and if everything is there to their satisfaction, we should hear by Wed, if not then they have to do a full assessment which could take ages. Only thing is we gave them proof of income (last 3 months wage slips) for when we gave the application to our advisor, at the end of July, it's been a month and a half now, so i'm thinking they might need more recent payslips, which is going to delay us again.
This is after the ifa that we HAD to use supposedly sent our application at the start of August. The guy's a fucking joke, if we didn't HAVE to use his services we definitely wouldn't have done.
Unfortunately Miller Homes told us we had to use their IFA for this scheme. And it's only with 5 or 6 banks iirc.
The most annoying thing is that the house is done and ready for us to move in and get everything going, we've got money for deposits etc. Just need this bloody scheme to be approved and we'll have our own house
