Might have to narrow it down a bit. A three bed bungalow will be completely different cost from a 3 bed semi.

We built a high quality 2-bed two storey house recently and that was £100k. I'd say for 3 bed bungalow, totally off the top of my head, £140-175k. That's building a one off, including professionals fees etc.
The big house builders could probably do it for half that, but much lesser quality, economies of scale etc.

Jules is in the right ball park £800-£900/sqm the main consideration is the land value, I've been looking at a few plots recently and by the time I've completed my appraisal it borderline whether or not it's worth taking any further
