I'd only saved up £4000.
I could have dumped it all into a deposit I suppose but I'd have really struggled to pay the various fee's involved in buying a home - so I took a 100% mortgage and can pay all of the fee's upfront, any money left over will go straight into paying off the 15% interest free loan that redrow have provided me.
I've then got the next couple of months to spend my money on basic furnishings and stuff

I'm hoping to have £15k to put towards my first house, as you say, leaves you a bit spare to buy things, pay fees etc etc but should mean I don't need a 100% mortgage..............hopefully

It's the fees and expenses that kill you:
£800 solicitors fees
£2000 stamp duty
£900 removal company
Then if you have to pay mortgage arrangement fees for their kickback, and furniture, mail redirection, etc.

Indeed the fee's are annoying, luckily i've gotten off lightly so far
700 for solicitor, property doesn't qualify for stamp duty (125k + ) and my possesions consist of some clothes, a PC and a car

My fees were more like £450
Stamp duty is only like 1% if property is over 120k
Removal cost = £40 to rent a van from Arnold Clark

Mortgage offer has FINALLY come through, was beginning to think I'd been fucked over and they were gonna pull the mortgage but luckily after a few delays it's all sorted - just need to sign a massive wad of paper and send it all back.
Anyone know of somewhere with a good range of sofa beds that would provide adequate seating in the front room (ie you can't tell its a sofa-bed) but when mates come round I can pull it out and they can sleep on it ( )
I looked on Ikea to get an idea of prices and they seemed to go from uncomfy looking rickety £80 jobs to £700 5start hotel shit - not much inbetween

Sofa Sofa mate used them in a couple of rental properties and they are fantastic quality for the money

Finally got a completion date
Friday the 27th, between then and now I need to arrange carpet/fitting - buy a bed, sofa and desk and a thousand other bits and pieces.

although we were £8500 for stamp duty on our place in Aberdeen
